Hi, I'm Brenda.
Your Northern Colorado REALTOR®, and the person in your corner from the first conversation to closing day.
I grew up in Fort Collins and have watched Northern Colorado grow and change firsthand. I've been helping clients buy and sell real estate since 2019, and today I work with buyers throughout Northern Colorado, from first-time buyers to families relocating, upsizing, and purchasing new construction.
Before real estate, I served as a police officer in Northern Colorado. That experience shaped the way I work today: communication matters, details matter, and people deserve someone they can trust when they're making a major decision.
I'm also a mom of two boys, so I understand that buying a home isn't only about bedrooms, bathrooms, and square footage. It's about finding a place that works for your life.
I speak English and Spanish and proudly serve both English- and Spanish-speaking buyers.

Money Before the House
Let's Talk About the Money Part.
You don't need to know every mortgage term before starting, but understanding the major expenses will help you prepare.
Down Payment
Down-payment requirements vary based on loan type and borrower qualifications. Some programs may allow lower down payments than buyers expect.
Closing Costs
Buyers may have lender fees, title-related charges, prepaid expenses, insurance, taxes, and other transaction expenses.
Earnest Money
Money deposited after an accepted contract as a sign of good faith. It's handled according to the purchase contract.
Inspection
Buyers typically pay their inspector directly and may choose additional inspections depending on the property.
Appraisal
Lenders may require an appraisal. Appraisal requirements depend on the financing.
Homeowners Insurance
Buyers using financing will generally need appropriate insurance in place before closing.

How Buyer Representation Works
Who's Representing You Matters.
A buyer's agent represents the buyer's interests throughout the transaction.
Before touring homes, we'll discuss buyer representation, the services I provide, the length and terms of our agreement, and compensation.
Written buyer agreements are generally required before touring homes with a REALTOR®, subject to applicable rules and exceptions.
Agent compensation is negotiable.
Depending on the transaction and negotiated terms, compensation may be paid by the buyer, seller, listing brokerage, or through another negotiated arrangement.
We'll discuss this before moving forward so you understand the agreement and your options.

Advocacy

You're Under Contract
Offer Accepted. Now What?
Here's what typically happens between an accepted offer and closing day. Tap any step to learn more.
After your offer is accepted, earnest money is delivered by the deadline in your contract, usually to the title company or brokerage holding it. Deadlines matter, and missing one can put your position at risk, so we'll track them together.

Things I Want My Buyers Paying Attention To
Radon
Radon is found in Colorado homes, and testing may be an important part of a buyer's due diligence.
Roof + Hail
Colorado weather can be hard on roofs. Age, condition, insurance history, and insurability may matter.
Metro Districts
Some communities have metro districts that can affect property taxes and should be researched.
HOAs
Review fees, rules, documents, and what the HOA maintains.
Sewer
Depending on the property, age, and circumstances, buyers may consider a sewer scope.
Water + Irrigation
Water rights, irrigation arrangements, or non-potable systems may matter for certain properties.
Basements
Finished and unfinished basements can create additional inspection considerations.
New Construction
Builder contracts, incentives, and timelines work differently from resale transactions.
Property Taxes
Don't assume the current tax amount tells the entire story, particularly with newer construction.
Insurance
Home location, roof condition, and other property characteristics can affect insurance availability and cost.

Thinking About Building or Buying New?
The builder has a sales team.
You can have representation too.
New construction can offer incredible opportunities, but builder contracts, incentives, financing options, timelines, upgrades, and negotiation strategies are different from a traditional resale purchase.
I help buyers compare communities, builders, inventory homes, and incentives so they can look at the entire offer, not just the advertised price.
Builder Incentives
Builders may offer incentives that change based on inventory, community, and timing.
Preferred Lenders
Some incentives may require use of a builder's preferred lender or other provider. Compare the complete financing picture.
Quick Move-In Homes
Completed or nearly completed inventory can sometimes create different opportunities than building from the ground up.
Upgrades
Understand what is included in the base price versus optional upgrades.
Timeline
Construction schedules can change. Plan appropriately for housing, rate locks, and moving.
Inspections
New doesn't automatically mean perfect. Buyers may choose independent inspections when permitted.
